The short answer

Charlotte County does not hold its foreclosure sales on one fixed day. Our database has 44 sales dated Sep 23, 2026 to Nov 23, 2026, and they fall on 15 Mondays, 17 Wednesdays, 6 Thursdays and 6 Fridays. 17 are in the next 60 days: Oct 30 (1), Nov 2 (2), Nov 9 (3), Nov 12 (3), Nov 13 (1), Nov 16 (1), Nov 18 (2), Nov 20 (1), Nov 23 (3). Nearly all the properties are in two places: Port Charlotte (31) and Punta Gorda (11).

Counts are rows in our database, tied to a property and an owner of record, so the clerk's calendar can list more. A scheduled sale can also be postponed or cancelled.

Charlotte's tax list needs a warning label

10,830 accounts from the Charlotte County Tax Collector are in our database, which is the second largest list we hold. But we do not read it as a count of owners behind today. 10,829 of the 10,830 accounts with a readable roll year show 2021 as the latest delinquent year, and only 7 list more than one. A list that is almost entirely one old roll year is the shape of a file of old unpaid accounts, and some of those may have been paid, sold as certificates or resolved since. For comparison, most other counties we follow are dominated by the 2025 roll.

One figure is still useful: 3,082 of 10,210 accounts with a readable mailing address (30%) are mailed outside Florida, and the top destinations are NY, CA, NJ. 2,421 accounts are flagged as out-of-state owners in our own enrichment, which is lower than the mailing-address count, so we use the mailing address.

The price of a Charlotte sale

The median final judgment on the 44 Charlotte sales is $200,296 against a median assessed value of $212,049. At the median the judgment sits below the assessed value here, unlike Lee and Brevard. Even so, the judgment was larger than the assessed value in 28 of the 44 sales. Assessed value is a tax figure and it can sit well away from what a house would sell for, so these numbers are a starting point for a conversation with an attorney and not a valuation.

Charlotte offices

  • Court and sale notices: the Charlotte County Clerk of the Circuit Court, in Florida's Twentieth Judicial Circuit, the same circuit as Lee, Collier, Hendry and Glades counties.
  • Unpaid taxes: the Charlotte County Tax Collector. Redemption of a tax certificate is covered by section 197.472.
  • Parcel and owner of record: the Charlotte County Property Appraiser. Punta Gorda is the county seat.

Hurricane Ian made landfall in Southwest Florida in 2022, and Punta Gorda and Port Charlotte were among the hardest-hit places. A house with storm damage can be sold as-is. The right to pay off a foreclosure judgment before the clerk files the certificate of sale (section 45.0315) is the same in every Florida county.

The Charlotte sale dates sit with every other county on the Florida foreclosure calendar. We buy Charlotte County houses as-is for cash. Call (813) 610-6460 or use the form.

Good Questions

Frequently asked

What days are Charlotte County foreclosure sales held?
Charlotte County sales are not on one weekday. In our records of 44 sales, 15 are Mondays, 17 are Wednesdays, 6 Thursdays and 6 Fridays. Your notice of sale gives your date.
How many Charlotte properties are on the tax-delinquent list?
Our database holds 10,830 accounts from the Charlotte County Tax Collector list as of Oct 27, 2026, but 10,829 carry a latest delinquent roll year of 2021. We treat that as an older file and not a count of current delinquencies.
Can I sell a storm-damaged Charlotte County house that is in foreclosure?
Yes. A house can be sold as-is in any condition. A sale that closes before the clerk files the certificate of sale can pay the lender from the proceeds (section 45.0315, Florida Statutes). A Florida attorney can confirm the cutoff for your case.
